It is water that got in months earlier through a failed roof lap seal, a shrunken window butyl bead or a clearance light gasket, then travelled sideways along the luan substrate until a floor felt soft near the dinette. By the time an owner notices the softness, the lauan behind the wall panel has usually gone dark, the block foam has separated from the fiberglass skin, and the outer surface shows the ripple pattern that tells you the bond is gone. That is delamination, and it prices at **$1,500 to $20,000** over 10 to 100 hours. Water damage restoration with subfloor replacement prices at **$750 to $15,000** over 4 to 60 hours. Roof work on a camper or towable, whether that is a Dicor lap reseal or a full EPDM or TPO membrane replacement, runs $500 to $14,000 across 3 to 70 hours.
